Real Estate workspaces in EDGE Sword connect buyer and seller pipelines with property registers, development projects, and capital tracking — so sales, operations, and finance share one source of truth instead of scattered spreadsheets.
When you create a workspace, you choose your industry during signup. Selecting Real Estate pre-enables a curated module set aligned with property sales and portfolio management. Administrators can still refine what is active under Settings → Modules — see Enable and manage modules and Choose your industry for how industry defaults map to the catalog.
Why Real Estate teams use EDGE
Brokerages, developers, and property managers need CRM that speaks their language: units and listings, not generic SKUs; deal stages that reflect viewings, offers, and closings; and a property layer that ties assets and capital projects to the same tenant as sales.
EDGE Sword's Real Estate profile emphasizes:
- Pipeline-first CRM — capture inquiries as leads, qualify into deals, and stage progress on configurable pipelines
- Property and projects — maintain assets (buildings, units, fixtures) and projects (developments, renovations, CapEx)
- Finance with capital — run invoices, commissions, and tokens alongside accounting and capital for equity and depreciation
- People operations — onboard agents and back-office staff with Employees, payroll, and hierarchy modules enabled by default for this industry
Unlike FMCG or Hospitality profiles, Real Estate workspaces do not ship with inventory, logistics, POS, or field-order modules — keeping navigation focused on listings, deals, and portfolio work.
What you get out of the box

Typical day-to-day workflows
Morning pipeline review. Sales managers open Pulse and the Deals board to see untouched leads and deals stuck in stage. Agents update lead stages after callbacks and log interactions on the record.
Listing and unit management. Operations staff maintain Assets for each property or unit — status, location, and ownership fields feed portfolio views and link to active Projects when renovations or fit-outs are underway.
From viewing to close. When a buyer is serious, the agent converts or links the lead to a Deal, sets amount and expected close date, and moves stages as offers progress. Custom fields (configured under Configuration → Fields) can capture budget, preferred area, or unit type.
Commission and finance. On close, finance creates invoices and records payments; Commissions and Tokens modules (when enabled) track agent payouts. Capital movements and depreciation post through Accounting and Capital — see Accounting and capital.
HR and scheduling. Office managers use Employees, Shifts, and Leaves for roster and time-off; Calendar and Tasks coordinate viewings and handovers across the team.
Roles and who does what
Assign roles under Settings → Roles & Permissions so each persona sees only the modules they need. See Roles in Settings for creating and duplicating roles.
| Role | Primary focus | Typical modules & permissions |
|---|---|---|
| Owner / Admin | Workspace setup, modules, billing, security | Full Settings access; enable modules; manage members and roles; view all CRM, property, and finance |
| Sales agent | Lead follow-up, deal progression, client communication | Leads, Deals, Pulse, Calendar, Interactions — create/update own records; read pipelines |
| Sales manager | Team pipeline, forecasting, coaching | Broad Leads and Deals read; Pulse team view; Reports; optional Campaigns and Workflows approval |
| Finance | Invoicing, commissions, capital, period close | Finance, Invoices, Payments, Accounting, Capital, Commissions — post transactions; limited CRM read |
| HR | Hiring, payroll, org structure | Employees, Departments, Hierarchy, Payroll, Leaves — manage people data; no deal edit unless explicitly granted |
Start modules per role so agents land on Pulse or Leads, finance on Finance, and admins on Dashboard — Start modules per role.
Getting started checklist
- Confirm Real Estate was selected at signup (or review Choose your industry)
- Open Settings → Modules and verify Leads, Deals, Assets, Projects, and Finance match your operating model — Enable and manage modules
- Configure Pipelines stages for your sales process — Configure sales pipelines
- Import or create Assets for your active listings and portfolio — Manage assets
- Invite agents and assign Sales agent vs Sales manager roles — Roles in Settings
- Set up chart of accounts and capital accounts if Finance is live — Accounting and capital
- Review Welcome to EDGE Sword for workspace-wide concepts
Please note:
- Industry at signup sets default enabled modules; disabling a module hides it for all users immediately — confirm no active workflows depend on it first.
- Real Estate workspaces do not include Companies, Stock, Logistics, or POS in the default profile — enable only if you deliberately extend beyond property sales.
- Permissions apply only to enabled modules; pair role changes with the module list under Settings.
- For a different vertical, compare FMCG workspace experience and Hospitality workspace experience.
